The Office Is Dead. Long Live the Office: Which Office Developments Still Attract Financing and Tenants?
The office market is becoming increasingly selective: whilst modern, clearly positioned projects continue to achieve high occupancy rates and attract tenant interest, many existing portfolios and standard products are coming under financial pressure. At the same time, institutional investors and lenders remain cautious and are assessing office investments in a far more nuanced manner than they did just a few years ago.
For project developers, property owners and investors, the question is therefore no longer simply about the future of the office in general, but rather which concepts will remain viable, investable and financeable in the long term.
Using specific real-world examples, the panel will discuss which office products are actually performing well at present, what requirements users and investors are placing on projects today, and how projects must be structured to balance lettability, profitability and financing in the long term.
